Malý háj is a self-sufficient and accessible place on the outskirts of the city
It’s close to the centre of Prague, but at the same time community life is already blossoming here. There are plenty of services and nature in the immediate vicinity.
The adjacent shopping zone, where you can find groceries, drugstores, medicines, electrical and sporting goods, is accessible on foot. As well as the popular Trio café.
The district has its own bus stop, from where you can easily get to the metro line A or tram line 5. The Prague ring road is a three-minute drive away. Close enough for a trip to the city, yet far enough away not to disturb.
Cooperative housing
The most favorable financing on the market
Similarly to the properties or flats in personal ownership, when buying a property in form of cooperative housing, the buyer needs to dispose of 20 % of the full value of the property or flat. However, there is no need for the buyer to take a mortgage to cover the remaining part of the full value of the property or flat, because the cooperative takes over the loan in this form of ownership and the buyer of the property or flat is then paying a monthly installments to the cooperative. The interest which is paid by cooperative is currently lower than in case of mortgage. In addition to that, as a member of the cooperative, you can divide your installments up to 40 years which is by a quarter longer than in case of mortgage. Thanks to that, the final monthly installment is significantly more acceptable than anywhere else on the market.
Activities of all kinds
You’ll be surprised how long it will take you to thoroughly explore the area. And how green it is.
Within easy reach are playgrounds, a children’s traffic park, the nearby Hrušov Park, the Hostavický Stream and a few minutes by bike you are at the Slatina Pond. In Malý háj is also multifunctional playground for children and adults, an outdoor fitness gym and an outdoor trail track for bicycles.
There is also a brand new sports complex near Malý háj, dominated by a multipurpose hall. It includes a third-generation artificial grass pitch and two clay tennis courts.
You can run, skate or cycle. Cycling paths extend into the surrounding area and the Hostivař Golf Course is only a 10-minute drive away.
Meet your neighbours
Some of Malý háj’s neighbours first met in 2009, when the first stage was completed.
Since then this location has been transformed into a lively place with a bus stop, large children's playground, multi-purpose sports area, and outdoor gym.
The local cafe organizes social events and exercise classes, and welcomes residents‘ innovations. Once a week, neighbours can even join a running coach for a free local run. The construction of a new school and kindergarten is also taking shape, which will further increase Malý háj’s range of facilities.
Malý háj – meaning a “small grove”, but having a great future ahead
Apart from building apartments, there are other big things ahead for Malý háj.
In the future, the urban development plan envisages bringing a tram line directly to Malý háj. A new school building will also strengthen the self-sufficiency of the new neighbourhood. The district has already received land from FINEP.
An orchard of fruit trees and an open-air cinema will be built in the quiet part towards the Hostavický Stream.

The grand opening of Kardausova Street in Malý háj

On Monday, March 14, the Kardausova Street was ceremoniously opened in Malý háj. It has a new public transport stop for line No. 173 and 87 parking spaces for cars.
